The Heights or JSQ? Commute, food, activities

I’m looking to move to either The Heights or JSQ. I’ll be commuting to around Times Square. My commute from JSQ is showing around 54 minutes via PATH and MTA. My commute from The Heights is around 42 minutes via NJTransit (119 bus).

I know the Lincoln Tunnel can get backed up at times because of an accident. Is the 119 reliable and have enough room? Are the PATH commute times consistent? Is a 10 minutes difference significant between these 2 options?

Besides the commute, is one clearly above the other in terms of area (food, activities, shops)? It seems like biggest selling point of JSQ is the PATH. The Heights seems to have much more to do.
